When estimating the value of a hotel property, special conditions must be considered, related to a specialized business activity: revenues/expenses from rooms, food & beverage, conference & banqueting, spa.

The valuation reports are important for any investor/owner looking to develop, sell or invest in real estate. Also, the Fiscal Code stipulates that every 3rd year, all real estate owners should prepare valuation reports for tax reporting purposes.

In assessing the market value of a hotel property, we take into considerations three methods:

  • The cost method
  • The sales comparison method
  • The income capitalization method

All our reports are following the standards of the National Association of Romanian Valuators (UNEVAR).
